Job Description/Requirements
Responsibilities:
- Maintain accurate and up-to-date financial records for real estate transactions, including property acquisitions, sales, rentals, and lease agreements.
- Prepare monthly, quarterly, and annual financial reports, ensuring compliance with accounting standards.
- Assist in preparing budget forecasts and conducting financial analysis to support decision-making.
- Reconcile property income and expenses, ensuring accurate tracking of revenue from property sales, lease payments, and property management fees.
- Maintain general ledger accounts and post journal entries for real estate transactions.
- Handle service charge accounting, tracking operational costs for managed properties.
- Monitor cash flow to ensure liquidity for real estate projects and daily operations.
- Process payments to vendors, contractors, and service providers in a timely manner.
- Manage bank reconciliations and ensure accurate financial records.
- Prepare and file tax returns (VAT, WHT, PAYE) in compliance with Nigerian tax laws.
- Liaise with tax authorities and auditors to ensure compliance and resolve any financial discrepancies.
- Ensure financial compliance with IFRS and real estate accounting standards.
- Track customer payments for property purchases and rentals, ensuring timely collections.
- Follow up on outstanding invoices and ensure receivables are properly documented.
- Process vendor invoices and ensure payments are made as per contract terms.
- Analyze financial data to identify cost-saving opportunities.
- Assist in pricing real estate projects based on cost estimates and market trends.
- Work with the procurement team to ensure proper cost control on purchases.
- Maintain and improve financial processes and controls to enhance efficiency and transparency.
- Use accounting software (e.g., QuickBooks, Sage, or any real estate ERP system) to manage financial records.
- Support the finance team in implementing financial automation for better accuracy.
Requirements:
- HND in Accounting, Finance, or a related field (BSc is an advantage but not mandatory).
- Minimum of 3-5 years of experience in accounting, preferably in real estate or property management.
- Strong knowledge of real estate accounting principles, service charge reconciliation, and lease accounting.
- Proficiency in accounting software (e.g., QuickBooks, Sage, Zoho, or real estate ERP solutions).
- Excellent knowledge of Nigerian tax laws, financial reporting, and compliance.
- Strong analytical, problem-solving, and organizational skills.
- Ability to work under pressure, meet deadlines, and support the company’s scalability and growth.
