We are looking for a highly skilled Estate Manager to oversee our assets and ensure exceptional client satisfaction. As an Estate Manager, you will be responsible for managing our diverse property portfolio, including interfacing with high-profile clients, overseeing facility management, and providing assistance or oversight on any construction projects. This role requires some travel across Nigeria to inspect and manage properties. The ideal candidate will possess a comprehensive understanding of real estate laws and regulatory bodies, ensuring compliance and optimal property management. Additionally and very importantly, you will play a key role in attracting and securing new high-profile clients.

Job Description/Requirements

Responsibilities:

  • Client Relations & Customer Service: Act as the primary liaison for our high-profile corporate clients, ensuring their needs are promptly addressed and relationships are maintained to uphold high occupancy rates. Respond swiftly to tenant concerns, resolve issues effectively, and actively seek feedback to continually improve service quality and enhance the overall tenant experience.
  • Facility Management: Oversee the daily operations and maintenance of properties, ensuring facilities are in optimal condition and attractive by scheduling maintenance, coordinating repairs, and conducting regular inspections.
  • Marketing and Leasing: Promote properties through targeted advertising, engage in property showings, and negotiate favorable lease terms. Manage lease renewals, rent adjustments, and terminations to ensure optimal occupancy and tenant satisfaction.
  • Construction Oversight: Supervise or/and liaise on, any construction or renovation projects, ensuring they are completed on time, within budget, and to the highest standards.
  • Regulatory Compliance: Ensure all properties comply with relevant laws and regulations (local, state, and federal), liaise with appropriate bodies as necessary, collaborating with legal counsel on property matters, and develop strategies to minimize legal risks.
  • Client Acquisition: Actively contribute to attracting and securing new high-profile clients, leveraging your network and industry knowledge.
  • Operational Planning: Conduct comprehensive market research and trend analysis to develop and implement strategies that enhance property performance and meet investment goals.
  • Property Inspections: Conduct regular property inspections to assess and maintain property standards.
  • Finance and Administration: Oversee property budgets, financial transactions, and cost-saving strategies. Ensure accurate record-keeping and prepare detailed financial reports. Handle administrative tasks such as managing paperwork for transactions, maintaining up-to-date property records, and ensuring smooth operation of financial and administrative processes.
  • Budget Management: Develop and manage budgets for property operations, maintenance, and projects.
  • Vendor Management: Select and manage vendors and service providers, ensuring quality and cost-effectiveness.
  • Team Collaboration and Leadership: Work collaboratively with a lean team, providing mutual support and sharing responsibilities to ensure effective property management. Offer guidance, share expertise, and foster a cohesive team environment to achieve collective goals.
  • Reporting:  Prepare and present regular reports on property performance, maintenance issues, and client satisfaction to senior management.
  • Travel: Occasionally travel across Nigeria to inspect properties and manage operations on-site.


Requirements:

  • You have a bachelor’s degree in estate management, Real Estate, Business Administration, or a related field.
  • You have a minimum of 5 years of experience in estate or property management, with a proven track record of managing high-profile clients and large property portfolios.
  • In-depth knowledge of Nigerian real estate laws, regulations, and compliance requirements.
  • You possess strong sales negotiation skills and excel at navigating complex transactions.
  • You can demonstrate an in-depth knowledge of the luxury real estate market, including property values, trends, and client expectations.
  • Chartered Membership of either or all - NIES, ESVRABON, IFMA, and RICS is preferred.

Location: Abuja, Nigeria – travel within Nigeria

Remuneration: NGN 650,000 Monthly
